The Medina County Fair wrapped up yesterday, August 9, after a fantastic week at the Medina County Fairgrounds. The 181st edition of one of Ohio's oldest county fairs brought families, neighbors, and local businesses together for livestock exhibitions, demolition derbies, live music, and the unmistakable feeling of a community that shows up for each other. If you missed it, do not worry — there are still plenty of opportunities this month to experience what makes Medina County special.

I have been saying this all summer: the best way to find the right neighborhood is to experience it firsthand. A Zillow search tells you about square footage and price per square foot. Spending time in a community tells you about the people who live there, the values they share, and whether you can see yourself becoming part of it.

The good news: the event calendar for the rest of August is still full. The Cuyahoga County Fair runs August 11 through 16 in Middleburg Heights, just 25 minutes from Medina. Stars Hollow Fest hits Medina's Public Square on August 15. And across the region, there are festivals, concerts, and community gatherings every weekend through Labor Day. If you have been waiting for a sign to get serious about your home search, this is it.

I have helped more than 1,300 families buy and sell homes in Northeast Ohio over the last 14 years. Medina County's median home price sits around $356,000 to $385,000 depending on the specific community and property type, with year-over-year appreciation running about 5% in the county and nearly 15% in Medina City proper. That is not a fluke. It is the result of sustained demand driven by top-rated schools, low crime, walkable historic downtowns, and the kind of quality of life that people are willing to compete for.

Inventory in the $300,000 to $450,000 range has been steady through the summer, giving buyers more breathing room than they have had in years. The 30-year fixed mortgage rate hit a 2026 high of 6.66% at the end of July and is currently averaging around 6.65% in early August, according to Freddie Mac and Zillow data. That is up from 6.49% at the beginning of July, but still within the same general range we have seen since late spring.

Here is the reality check I give every buyer: the difference between 6.49% and 6.65% on a $350,000 mortgage is about $35 per month. That is not a life-changing number. What matters more is that higher rates mean fewer competing buyers. The families who were priced out by the rate increase have stepped back, which means less competition for the homes you are interested in.

I have been saying this since rates first started climbing: you can refinance a rate, but you cannot refinance the home someone else bought while you were waiting. If the numbers work for your budget today, the smartest move is to buy when you are ready and refinance later if rates come down.

Why Fair Week Is the Perfect Time to Explore

Fair week is not just about the fair itself. It is about everything happening around it. When you visit Medina during the fair, you get to see the community at its most vibrant. Here is how I recommend you use this week to scout neighborhoods:

  • Spend an evening at the fair. Walk the midway. Grab some fair food. Watch the demolition derby. Strike up a conversation with the person next to you in line. You will learn more about Medina County in one evening at the fair than you will from 20 hours of online research.
  • Explore Uptown Medina. The historic Public Square is just minutes from the fairgrounds, and it is one of the most walkable downtowns in Northeast Ohio. Grab coffee at a local shop, browse the boutiques, and see what daily life looks like in Medina City. Uptown is the heart of the community, and it tells you more about the lifestyle here than any listing ever could.
