Medina County for Relocating Families

What relocating families need to know about new home communities in the region's fastest-growing county.

When families relocate to Northeast Ohio, one of the first questions I hear is: "Should we buy an existing home or build new?" For many of my relocation clients in Medina County, new construction ends up being the right answer — especially for families who want energy efficiency, modern floor plans, and a home that needs zero renovation for years.

Medina County is one of the fastest-growing counties in Ohio, and new construction communities are popping up across Montville Township, Lafayette Township, and the outskirts of Medina city itself. As a Certified Relocation Professional (CRP) who has helped hundreds of families move to this area, here are the communities I'm watching closely for relocating families.

Windfall Estates — Montville Township

Windfall Estates is one of the most popular new construction communities in the county, and for good reason. Built across three phases between 2021 and 2026, this Drees Homes and Legacy Homes of Medina community offers 92 single-family homes on lots up to half an acre. Homes range from 1,800 to 4,400 square feet with three to five bedrooms — plenty of space for a growing family.

The community features sidewalks throughout, extensive forested common land, and an adjacent nature preserve. It feeds into Medina City Schools, one of the top-rated public school districts in Northeast Ohio. For a relocating family who values space, nature, and strong academics, Windfall Estates is a strong contender.

Fairway Landing — Lafayette Township

If golf course living appeals to you, Fairway Landing is worth a close look. Built by Drees Homes, this community of 83 single-family homes sits adjacent to Medina Country Club. One of the standout features: residents receive a social membership to the country club, which means access to the golf course, pool, and dining without an initiation fee.

Homes here range from 1,500 to 2,400 square feet, making it a great option for downsizers or families who want less square footage without sacrificing quality. The community is also connected to the Chippewa Rail Trail, which is perfect for walking, biking, and running. Fairway Landing is served by Cloverleaf Local Schools.

Cobblestone Park & Cobblestone Estates — Montville Township

The Cobblestone area is the largest new construction development in Medina County. With roughly 300 semi-custom single-family homes built over the past decade, this is a mature community with an established feel. Homes range from 3,200 to 5,300 square feet, and many back up to Fox Meadow Country Club.

The final phase — Cobblestone Estates — was built by Ryan Homes in 2024–2025 and includes 40 homes on the edge of the development. One of the biggest practical advantages: the community is walkable to an elementary school and a neighborhood park. It also feeds into Medina City Schools. For executive relocations where space and luxury finishes matter, this is the community I show first.

Station 3 — Medina City Limits

Station 3 is a Landmark Homes cluster-home community located across from Medina Fire Station #3, just minutes from Medina's historic downtown Square. With only 15 homes, this is a boutique community designed for first-floor living and low-maintenance lifestyles. It is ideal for empty nesters, relocating executives who travel frequently, or anyone who wants walkability to Uptown Medina's restaurants, shops, and farmers market.

What Relocating Families Should Know About New Construction in Medina County

Build timelines matter. Most builders in Medina County are quoting 6 to 12 months from contract to completion, depending on the season and material availability. If you're relocating on an employer-imposed deadline, we need to work backward from that date to decide whether new construction or an existing home makes more sense.

New construction pricing is higher — but the value is in the long term. The median listing price for new construction in Medina County is around $365,000, compared to roughly $317,000 for existing homes county-wide. That premium buys you energy-efficient windows and appliances, modern HVAC systems, builder warranties, and a home that won't need major repairs for a decade or more.

School districts vary by development. Unlike some growing counties where every new community feeds the same district, Medina County's new construction is spread across Medina City Schools, Cloverleaf Local Schools, and Brunswick City Schools. I always confirm school assignments before we tour a model home — because the "wrong" district for your priorities can undo the enthusiasm of a beautiful new house.

The builder process is not the same as buying resale. With new construction, you are negotiating with the builder's sales team — not a motivated seller. That changes the leverage dynamic. Builder contracts tend to favor the builder, with specific deposit structures, escalation clauses, and finish-selection deadlines. I review every contract with my clients before they sign. It is one of the areas where having an experienced agent on your side makes the biggest difference.

You will need an agent who represents you, not the builder. I cannot stress this enough. The builder's on-site sales representative works for the builder. Their job is to sell homes. My job is to protect your interests.
