We are officially into August, and the market is telling a clear story. Rates have pressed higher, prices are holding steady in the counties that matter most, and inventory is starting to follow the typical late-summer pattern. Here is the data you need to know.

Mortgage Rates: 6.65% — A 2026 High

The 30-year fixed mortgage rate averaged 6.65% in early August, according to Zillow and Freddie Mac data, reaching a 2026 high of 6.66% on July 30. That is up from 6.49% at the start of July, marking a gradual but steady climb of roughly 16 basis points over the past month. While the move is not dramatic, it signals that the Federal Reserve's cautious stance on inflation and employment is keeping upward pressure on borrowing costs.

My take: do not let the rate headlines paralyze you. The spread between 6.49% and 6.65% on a $350,000 mortgage is about $35 a month. That is a cup of coffee a day, not a deal-breaker. What matters more is that buyers who are pre-approved, prepared, and working with a local agent who knows the market are still closing on homes every week. The rates are what they are. The homes are available. The question is whether you are ready to act when the right one comes along.

Median Home Prices by County

Here is where median sale prices stand across the counties I track, based on the most recent data available:

Medina County $356,000 – $385,000
Summit County $250,000
Cuyahoga County $236,400
Lorain County $225,000
Stark County $230,000

Medina County continues to see strong demand. Houzeo reports the median home price in Medina at $384,900, up 14.9% year-over-year, while county-wide data from Redfin shows a median around $356,000 with 5.1% YoY growth. The variance reflects the premium that the city of Medina commands compared to more rural parts of the county. Either way, this is one of the strongest appreciation rates in the region, driven by top-rated schools, low crime, and a community that people actively want to live in.

Cuyahoga County hit a record median of $236,400 for the first half of 2026, according to cleveland.com's analysis of county data. Prices exceeded $300,000 in most communities, and 11 cities and villages topped $400,000. That is not a hot market, that is a mature market with sustained demand across the price spectrum.

Summit County holds at $250,000, with an average sale price closer to $307,000. Lorain County sits at $225,000 with 7.7% YoY growth, and Stark County rounds out the region at $230,000 with 15.1% YoY appreciation.

Summit County: Still the Tightest Market

The most recent complete data from June shows Summit County with 1.61 months of supply, a median of 19 days on market, and homes selling at 100% of list price. There were 969 active listings, 805 new listings, and 535 pending sales. That is a seller's market by any measure, and I am not seeing signs of a slowdown as we enter August. Prepared buyers with pre-approval letters and a clear sense of what they want are the ones winning offers.

Inventory: The August Slowdown

August is typically when new listings start to taper off after the spring and early-summer surge. Across Ohio, active listings are up roughly 8.6% year-over-year, with under 4 months of supply statewide. In Cuyahoga County, the inventory improvement that began earlier this year is holding steady, giving buyers more breathing room than they have had at any point since 2022. Medina County continues to see steady inventory in the $300K–$450K range, with around 231 active listings as of mid-July.

The pattern I expect: listings will slow through the rest of August and into September, then pick up again with the fall market after Labor Day. If you are waiting for more options, the window is narrowing. The inventory available now is likely the inventory you will have for the next month.

What This Means For You

If You Are Buying

Rates at a 2026 high might sound like bad news, but here is the reality: higher rates mean fewer competing buyers. If you are still in the market, you have less competition and more leverage on price and terms. The key is knowing which county you are buying in. In Summit County, you still need to move fast and be ready to make a strong offer. In Medina and Cuyahoga counties, you have more time to negotiate. Either way, this is a better buying environment than we saw in 2021–2023, when rates were lower but competition was ferocious.

If You Are Selling

The market is still active, but pricing strategy matters more than ever. Buyers are doing the math on their monthly payments, and they are comparing your home against every other option in their price range. Homes that are priced right, staged well, and marketed effectively are selling. Homes that are priced at the top of the comps with no strategic rationale are sitting. If You Are Relocating

For families moving to Northeast Ohio, the value proposition only gets stronger. A median price of $236,400 in Cuyahoga County or $356,000 in Medina County buys you a home that would cost $500,000+ in most coastal metros. The challenge is timing. August inventory is still solid, but it will tighten as we move into September and October. If you have a relocation timeline, start looking now. Do not wait until after you arrive.

The Bottom Line

The Northeast Ohio market heading into August 2026 is defined by stability. Rates are at a 2026 high but not a panic-inducing one. Prices are holding steady with sustainable appreciation in the most desirable areas. Inventory is adequate in most counties, though Summit County remains a seller's market. Cuyahoga County continues to set records, and Medina County shows the strongest year-over-year growth in the region.
