We are ten days into August, and the market is starting to show the typical late-summer pattern. New listings have slowed from the spring peak, inventory is settling, and mortgage rates have edged up to a 2026 high. But the story beneath the surface is more nuanced than the headlines suggest. Here is the data you need to know right now.

Mortgage Rates: 6.69% — A New 2026 High

The 30-year fixed mortgage rate averaged 6.69% according to Freddie Mac's Primary Mortgage Market Survey released August 6, up from 6.66% the prior week. Bankrate's lender survey clocked it slightly lower at 6.63% for the week ending August 5. That puts rates firmly at the top end of the 6.4% to 6.7% band they have occupied since May.

My take: this is a notable level, but not a breaking point. We have drifted up roughly 20 basis points over the past month. On a $350,000 loan, that is about $42 more per month than a buyer would have paid in early July. It is not nothing, but it is also not the kind of move that should derail a well-planned purchase. What I am telling every buyer who asks: if the numbers work today, they work. You can refinance a rate. You cannot rewind the clock on a home that got away while you waited for a quarter-point drop the Fed never delivered.

Median Home Prices by County

Here is where median sale prices stand across the counties I track, based on the most recent complete data available:

Summit County $250,000
Cuyahoga County $236,400
Lorain County $247,000 – $280,000
Stark County $226,000

Medina County prices remain in the $356,000 to $385,000 range, with Medina City commanding a premium of roughly $384,900 driven by its top-rated school district and strong community demand. County-wide, appreciation has been running at roughly 5 to 7% year-over-year, according to Redfin and FRED data. That is sustainable growth, and I expect it to continue through the rest of the year.

Cuyahoga County posted a record first-half median of $236,400 for single-family homes and condos, up 7% year-over-year and 69% since 2019 according to cleveland.com's analysis. The breadth of that growth is remarkable: prices exceeded $300,000 in most communities, and 11 cities and villages topped $400,000. That is not a fluke — it is a structural shift in the value of Northeast Ohio's most urbanized county.

Summit County holds steady at a $250,000 median, with an average sale price closer to $307,000 and 4.3% year-over-year appreciation per Zillow. Lorain County shows solid growth in the $247,000 to $280,000 range, and Stark County reports a median of $226,000 per the STAR Association of Realtors June data, with new single-family listings up 15.9% year-over-year.

Summit County: Still the Tightest Market in the Region

The most recent complete data from June shows Summit County with 1.61 months of supply, a median of 19 days on market, and homes selling at 100% of list price. There were 969 active listings, 805 new listings, and 535 pending sales. That is a seller's market, plain and simple. Sales volume was up 4.5% year-over-year with 601 closings in June alone.

What I am seeing on the ground in mid-August: the pace has not slowed. Showings remain strong for well-positioned homes, particularly in the $200,000 to $350,000 range where demand is highest. Multiple-offer situations are still happening, and the buyers who are winning are the ones who come in pre-approved, informed, and ready to write a clean offer. If you are buying in Summit County, strategy matters more than hope.

Inventory: The Late-Summer Slowdown Is Here

Across Ohio, active listings stood at roughly 20,300 in June, with 1.1 months of supply and a median of 40 days on market statewide as of July. That is a market that is balanced but leaning seller-friendly. Cuyahoga County has seen the most significant inventory improvement, with more options for buyers than at any point since 2022. Medina County's active listings remain steady, with roughly 231 homes available in the city itself and more in the surrounding townships.

The late-summer pattern I watch every year: new listings taper off after the July 4th surge and stay low through August. That means the inventory we have right now is likely the inventory we will have for the next three to four weeks. Buyers who are waiting for more options may find themselves waiting until after Labor Day, when the fall market typically brings a second wave of listings. If you are serious about buying before the end of the year, the window to act is narrowing.

What This Means For You

If You Are Buying

Rates at a 2026 high may sound like bad news, but here is the reality: every buyer who steps away because of rate anxiety is one less person you are competing against. In Cuyahoga and Medina counties, you have more inventory and more negotiating room than you have had in years. In Summit County, you still need to move fast — but the buyers who are prepared are the ones closing deals. The math is straightforward: if the monthly payment works for your budget today, buy the home. You can refinance the rate later.

If You Are Selling

Well-priced, well-presented homes are still selling. The difference between this market and the frenzy of 2021 to 2023 is that buyers now have options. If your home is priced at the top of the comps with no strategic reason, it will sit. If it is priced correctly, staged well, and marketed to the right audience, it will sell — often with multiple offers. I am seeing the best results for sellers who are willing to invest in presentation and strategy before listing, not after.

If You Are Relocating

For families moving to Northeast Ohio, the value proposition remains exceptional. A median price of $236,400 in Cuyahoga County or $356,000 in Medina County buys a home that would cost two to three times as much in most coastal markets. The challenge is timing: August inventory is still solid, but it will tighten as we move into September. If you are relocating for a job, do not wait until you arrive to start your home search. Inventory is adequate in most areas, though Summit County remains a firm seller's market and the late-summer lull is reducing options week by week.
