October 8, 2026: rates are the story this week. Freddie Mac's survey put the 30-year fixed at 7.40% for the week ending October 8, the eighth straight weekly rise and the highest since November 2023, and daily top-tier lender quotes have pushed toward 7.56%. Prices, meanwhile, are still holding. Here is the update for buyers, sellers, and relocating families.

October 8 Update · Updated October 13, 2026

What changed this week.

Rates kept climbing. Freddie Mac's 30-year hit 7.40% for the week ending October 8, up from 7.28% the prior week and 6.30% a year earlier, with the 15-year at 6.60%. Daily top-tier lender quotes were near 7.56% on October 8 (Mortgage News Daily), close to the highest since 2003. Ohio REALTORS' August statewide report shows sales down 4.2% year over year with the median up 4.4% to $279,900. The Cleveland metro median (Homes.com, August data) is $273,000, up 6.4% year over year versus 2.1% nationally, at about 3.3 months of supply.

Updated October 13: rates held this week. Freddie Mac's survey stands at 7.40% for the week of October 12, with the next release due October 15, and daily top-tier lender quotes were near 7.55% on October 12. The fall selection peak is still open across Medina, Summit, and Cuyahoga counties.

Ohio REALTORS: Sales Slip, Prices Hold

August is the freshest complete statewide report: sales came in about 4% below a year earlier, while the median rose to $279,900, up 4.4% from $268,000 in August 2025. Sales drifting while prices hold is a normalizing market, not a falling one, and Northeast Ohio's affordability is still the region's calling card.

Mortgage Rates: The Story This Week

At 7.40% on Freddie Mac's October 8 survey, the 30-year is at its highest since November 2023, and the eighth consecutive weekly rise tells you this is upward drift, not noise. Daily top-tier quotes near 7.56% only reinforce it. I will be honest: anyone quoted mid-6% last fall needs to re-run the math. The question is whether the payment works at today's rate. If it does, waiting costs you selection and, in tight pockets like Summit, the home itself.

Median Home Prices by County

Here is where median sale prices stand across the counties I track, based on the most recent complete data:

Medina County $307,000 – $330,000
Summit County $250,000
Cuyahoga County $235,400 – $236,400
Lorain County $250,000
Stark County $220,000 – $247,450

Summit County remains the region's tightest market: $250,000, about 19 days on market, and roughly 1.61 months of supply, so well-priced homes still go pending fast. Cuyahoga County keeps setting records, with the H1 2026 suburban median of $236,400 up 7% year over year. Medina County holds at $307,000 to $330,000, with Zillow's typical value near $307,000 and about 22 days on market.

Inventory: The Fall Peak Continues

The fall listing surge is still the deepest selection of the year. Cleveland metro supply sits at about 3.3 months versus roughly 4.7 nationally, with Medina and Summit tighter still. Over the next few weeks, buyers get the widest choice of the year, and sellers face the most serious buyer pool before the holiday slowdown.

What This Means For You

If You Are Buying

Rates are the story. Get pre-approved at today's rates and run the payment on real numbers before you tour. Do not anchor to last year's quote. The fall peak is still open, so use the selection, but expect Summit County to still require speed.

If You Are Selling

Buyers are more rate-sensitive now, so pricing on real comparables matters more than ever. Well-priced, well-presented homes are still going pending in days to weeks, and this is the last big window of buyer activity before the holidays.

If You Are Relocating

A $279,900 statewide median and a $273,000 Cleveland metro median buy a home that costs $500,000 or more in most coastal metros, at the widest selection point of the fall. Locking a home that fits your budget at today's payment matters far more than timing the bottom of the rate cycle.

The Bottom Line

Rates above 7% and still climbing, prices up year over year, and the deepest inventory of the year define the October 8 market. Use real data, not headlines, and act while the window is open.
