Northeast Ohio Market Update
September 2026

Ohio REALTORS reports July sales at 12,723 with a statewide median of $285,000. Rates hold near 6.7%, inventory is building ahead of the fall market, and here is what that means for anyone buying, selling, or relocating in Northeast Ohio right now.

We have crossed into September, and the fall market is officially underway. The most recent Ohio REALTORS report, combined with what I am seeing on the ground across Medina, Summit, and Cuyahoga counties, tells a consistent story: steady demand, sustainable price growth, and a seasonal inventory shift that is about to give buyers their best selection of the year. If you have been waiting for a clear read on this market, this is it.

Early September Update · Updated September 8, 2026

Here is where things stand as the second week of September gets going.

Freddie Mac's Primary Mortgage Market Survey put the 30-year fixed rate at 6.71% for the week ending September 3, up slightly from 6.66% the prior week, with the 15-year at 6.04%. NerdWallet's national average sat near 6.73%. The rate story remains one of stability, not movement, and buyers have settled into the new normal.

On the calendar: the Rubber City Jazz & Blues Festival (September 10–12) takes over downtown Akron, the second Cleveland Oktoberfest weekend runs September 11–12 at the Cuyahoga County Fairgrounds, and the Medina Fall Festival lands on the Square September 26. It is an ideal stretch to scout communities at their liveliest.

And for the market itself: new listings traditionally begin to climb around the second week of September as sellers come off the summer fence, while returning buyers add fresh competition. That is the fall market arriving right on schedule.

Ohio REALTORS July 2026 Report: Statewide Momentum

The most recent Ohio REALTORS report shows that Ohio's housing market maintained its positive momentum through July. Statewide home sales reached 12,723, a 2.5% increase from the 12,411 homes sold in July 2025. The median sales price across Ohio climbed to $285,000, up 3.6% from $275,000 one year earlier, and active listings rose to 39,641, up 3.5% year-over-year. Sales volume, prices, and inventory all moved in the same direction, and that is the signature of a healthy, normalizing market.

What I want you to take away from the statewide number: Ohio is not cooling off, and it is not overheating. The frantic pace of 2021 through early 2024 has settled into a sustainable rhythm where homes sell at a healthy clip, prices build equity at a rate you can count on, and buyers have room to make thoughtful decisions. Northeast Ohio continues to lead that trend.

Mortgage Rates: Holding Near 6.7%

The 30-year fixed mortgage rate is averaging right around 6.7% as we begin September. NerdWallet put the national average at 6.69% interest with a 6.70% APR as of September 2, and Money.com reported a similar 6.72% average. Rates have now been trading in a narrow band since late July, and there is little sign of dramatic movement in either direction in the weeks ahead.

My take: the rate story has stopped being a story. Buyers have adjusted. The purchase applications I am seeing are steady rather than dropping off, and the buyers I work with are not asking whether rates will fall. They are asking whether the monthly payment works for their budget, and for the vast majority of qualified buyers in Northeast Ohio, it does. This is the new normal, and the people waiting for rates to return to 5% are missing a perfectly good market.

Median Home Prices by County

Here is where median sale prices stand across the counties I track, based on the most recent complete data available:

Medina County $307,000 – $330,000
Summit County $250,000
Cuyahoga County $235,400 – $236,400
Lorain County $250,000
Stark County $220,000 – $247,450

Medina County shows a typical home value of approximately $307,697 per Zillow, up 2.8% year-over-year, with Redfin's trailing data reporting median sale prices closer to $330,000. The city of Medina itself commands a premium for its top-rated school district. The appreciation here has been steady and sustainable, driven by relocating families and move-up buyers seeking more space and stronger schools than what they can find closer to Cleveland and Akron.

Cuyahoga County continues to post record numbers. The H1 2026 suburban single-family median stands at $236,400, up 7% year-over-year, with the city of Cleveland's median rising to approximately $100,000. What stands out is the breadth of the growth: 22 of 29 communities saw year-over-year price increases in the first half of the year, and median days to pending sits at just 19. The market is active across the price spectrum.

Summit County holds firm at a $250,000 median with an average sale price closer to $307,000, 19 days on market, and a 100% sale-to-list ratio. Lorain County reports a median around $250,000 with roughly 2% year-over-year appreciation. Stark County offers the most affordable entry point in the region at $220,000 to $247,450, with annual appreciation above 4%.

Inventory: The Fall Market Is Arriving

Across the state, active listings are up roughly 8.6% year-over-year, with under four months of supply. In Northeast Ohio, the late-summer listing lull is ending exactly on schedule. The homes that are coming on the market are moving quickly when priced right, particularly in the $200,000 to $400,000 range where demand is highest.

Summit County remains the tightest market in the region at just 1.61 months of supply. Cuyahoga County's inventory is more balanced than it has been at any point since 2022, giving buyers breathing room. Medina County continues to see steady inventory in the $300,000 to $450,000 range.

What I am watching closely: the fall market traditionally begins around the second week of September. Sellers who waited through the summer tend to come off the fence after Labor Day, and buyers who paused during vacation season return with renewed focus. I expect new listings to climb through September, with the peak typically hitting in late September and early October. That is the best window of the year for selection, and the buyers who get ahead of the competition will have the advantage.

What This Means For You

If You Are Buying

September and October are historically the best months of the year for buyers in Northeast Ohio. Inventory rises, the seasonal rush has not yet peaked, and you have more options than at any point since spring. Rates near 6.7% are manageable for qualified buyers, and in Cuyahoga and Medina counties you have room to negotiate and time for proper due diligence. In Summit County, you still need to move fast and be ready to compete. If you are pre-approved and know what you want, this is the window to act with confidence.

If You Are Selling

The fall market is a strong time to list in Northeast Ohio, but only if your pricing and presentation are on point. As inventory climbs, competition for buyer attention increases, which makes strategic pricing and professional marketing more important than ever. The homes that are selling right now are the ones priced on real comparable data, staged to show well, and marketed to the right audience. If your home has been sitting, let us take an honest look at what needs to change. I have helped more than 1,300 families navigate these decisions, and I can help you too.

If You Are Relocating

For families moving to Northeast Ohio, the value proposition is exceptional. A statewide median of $285,000 gets you a home that would cost $500,000 or more in most coastal markets. The fall market gives you the widest selection of homes and the best chance to find the right community before the holidays. If your relocation is tied to a job start date or a school calendar, the time to start your search is now. I work with relocating families every day, and I can help you identify the right communities, schools, and neighborhoods before you ever step foot in Northeast Ohio.

The Bottom Line

The Northeast Ohio market heading into fall 2026 is defined by stability and opportunity. The Ohio REALTORS July report confirms that statewide demand remains strong with sustainable price growth. Rates around 6.7% are manageable for qualified buyers. Inventory is rising right on schedule for the fall market, giving buyers their best selection of the year while keeping sellers in a position to get strong results. Summit County remains the most competitive market in the region. Cuyahoga County continues to set records. Medina County offers the best combination of schools, community, and value in the region.

Whether you are buying your first home, selling before the fall market peaks, or relocating your family to Northeast Ohio, I can give you the data, the strategy, and the honest advice you need to make the right decision. That is what I do. That is what I have done for more than 1,300 families.
