If you're relocating to Northeast Ohio, the question I hear most often isn't where to live. It's when to start. The honest answer: a typical relocation runs about 90 days from the day you accept the job to the day you close, and the first 60 days matter more than most transferees realize. As a Certified Relocation Professional (CRP®) and two-time Relocation Director of the Year for Century 21 Worldwide, I've guided hundreds of families through this exact timeline across all eight counties I serve. Here is the plan I use with every relocation client.

The 90-Day Relocation Timeline at a Glance

Every move is different, but the milestones are the same. Knowing them in advance turns an overwhelming process into a plan.

60 to 90 days out: get pre-approved before you look

A mortgage pre-approval typically takes one to three business days and is usually valid for 60 to 90 days, so it belongs at the very start of your relocation, before any neighborhood research. It tells you exactly what you can afford at today's rates and makes every offer you write credible. The single biggest mistake out-of-state buyers make is touring homes without one.

45 to 60 days out: plan your house-hunting trip

Many corporate packages include a paid scouting trip before the move. Use it strategically: I prepare a shortlist of homes and neighborhoods based on your priorities so every showing counts. Buying sight unseen instead? My guide to sight-unseen buying covers the video-tour process and the wire fraud warning every long-distance buyer needs to hear.

30 to 45 days out: offer to closing

In Ohio, a financed purchase typically closes in 30 to 45 days from the accepted offer, while cash deals can close in as little as 10 to 21 days. That window holds the inspection, the appraisal, the underwriting, and the final walkthrough. I build a buffer into every close date so a week-long delay doesn't throw the whole move into chaos.

The first 30 days in Ohio: license, plates, enrollment

Ohio considers you a resident once you take a job, sign a lease, buy a home, or enroll your children in school. Within 30 days of establishing residency, you must transfer your out-of-state driver's license and register your vehicle with the Ohio BMV. The driving test is usually waived for new residents with a valid out-of-state license, but the 30-day clock is real, so put it on the calendar the week you close.

School Enrollment: Start Before You Arrive

Ohio law requires children between ages 6 and 18 to be enrolled in school, and districts cannot refuse enrollment based on the time of year or while awaiting records from your previous school. You can move mid-year without penalty, but contact the district's enrollment office as soon as you have an Ohio address. Expect to provide a birth certificate or passport, a parent's photo ID, proof of residency like a utility bill or lease, immunization records, and previous school records. My school district guide compares the districts families actually choose across all eight counties.

The Market Timing Reality in 2026

Rates are the story this fall: Freddie Mac's survey put the 30-year fixed at 7.40% for the week of October 8, the highest since November 2023, while Ohio REALTORS reported the August statewide median up 4.4% year over year to $279,900. The fall selection peak is still open across Medina, Summit, and Cuyahoga counties, and at today's rates, waiting costs you selection more than it saves you money. My October market update has the county-by-county numbers. Arriving between November and March? The winter relocation guide covers snow, lake effect, and why winter is often the smartest season to buy.
