Every year I tell families the same thing: if you can only visit Northeast Ohio once in the fall, make it the last weekend of September. The weather is usually perfect, the leaves are just starting to turn, and the calendar is packed with community celebrations. You can scout three neighborhoods and two towns in a single Saturday. This year, September 26 is a showpiece, and the market is cooperating too.
I have tracked Northeast Ohio real estate for 14 years, and late September is the hinge of the year. Sellers who waited through the summer are now committed to listing before the holidays, so fresh inventory is arriving every week. Buyers who have been weighing the move all year are finally acting. The result is the busiest and most useful market stretch of the season. If you have been anywhere near "thinking about it," this is your window.
Saturday, September 26: Medina's Biggest Fall Day
If you are considering a home in Medina, Ohio, this Saturday is the best day of the year to experience the community. Two headline events overlap in the heart of town.
- Medina Fall Festival: Saturday, September 26, 9am to 2pm on Medina Public Square. Main Street Medina hosts a full festival day: a hay maze, pumpkin painting, line dancing, live music, horse rides, an apple cider press demonstration, face painting, a balloon artist, and a chili cook-off. It runs alongside the farmers market, so you see the whole community in one morning. This is the kind of day on the Square that makes families move here.
- Medina County Oktoberfest: Saturday, September 26, 1pm to 8pm at St. Paul's Episcopal Church, 317 E. Liberty Street, Medina, in partnership with Hofbrauhaus-Cleveland. German food, music, and fellowship in the heart of downtown. It is a relaxed counterpoint to the family event on the Square, and a reminder that Medina balances small-town charm with a genuinely vibrant evening scene.
Here is why both belong in a home-buying post: the way a town celebrates tells you what it would be like to live there. Medina's fall day is community-run, family-forward, and free to attend. That is not an accident. It is the same character you will find in the schools, the neighborhoods, and the people who answer your questions on a tour. Come experience the Square on September 26, and you will understand the source of the Medina premium in about three hours.
More Celebrations Across the Region
If you are scouting communities beyond the Square, the same weekend is just as useful. Here is what stands out:
- Barberton Mum Fest: Saturday and Sunday, September 26 and 27, Barberton, Summit County. One of the most colorful fall traditions in the region, with the city's signature mums on display and a family-friendly festival. A great afternoon to explore Barberton, the Portage Lakes, and nearby Summit communities.
- Macedonia FallFest: Saturday, September 26, Macedonia, Summit County. A family-friendly community festival that gathers northern Summit County together. Combine it with a drive through Macedonia, Sagamore Hills, and Northfield, and you can sample several school districts in one day.
- Twisted WilderFest: Saturday, September 26, Green, Summit County. A playful, creative autumn celebration that fits the welcoming character of southern Summit County. A good stop for buyers who want the full picture of the Green area.
- IngenuityFest: Friday through Sunday, September 25 to 27, Cleveland. The region's arts and innovation festival brings interactive installations, makers, and live performances to the city. A great reason to spend a day on the near West Side and drive the neighborhoods of Ohio City and Tremont.
- AutumnFest at the Nature Center at Shaker Lakes: Saturday, September 26, Cleveland. Trail walks, fall crafts, and nature activities for kids in the neighborhoods that feed Shaker Heights schools. If Shaker is on your list, this is a lovely way to see the area.
- 16th Annual European Festival: Saturday, September 26, 11am to 9pm, St. Mary Magdalene Byzantine Catholic Church, Cleveland. European cuisine, live music, and dancing that celebrate the region's many cultures. A great way to cap off a full scouting weekend.
- Bauman Orchards Fall Festival: Saturday, September 26, and again October 3, in Rittman, Wayne County. Apple picking, pumpkins, and the farm market in orchard country, about a 25-minute drive from Medina. A prime way to taste the farmland character of Wayne County.
Also This Week and Next
- Red Wagon Farm: Saturday and Sunday, September 19 and 20, Columbia Station, Lorain County. A pumpkin patch and fall market that kicks off pumpkin season, and an easy day trip for buyers checking out the west side between Lorain, Medina, and Cuyahoga counties.
- Apple and Honey Harvest Weekend: Saturday and Sunday, September 19 and 20, Kirtland, Geauga County. Apple picking and honey tasting on the east side, and the perfect excuse to see the Geauga County communities and their family-friendly neighborhoods.
- Cleveland Comedy Festival: September 30 through October 3, Cleveland. A week of comedy across several venues. A fun way to spend an evening in the city while you are here on a house-hunting trip.
- Medina Restaurant Week: October 2 through 11. Two weeks of fixed-price meals at dozens of Medina restaurants. One of the best ways to test the downtown lifestyle, and a reminder that Medina's dining scene goes far beyond the Square.
The Market Pulse as We Head Into Peak
The real estate story behind all of this is the fall market peak. Freddie Mac's latest Primary Mortgage Market Survey put the 30-year fixed rate at 6.71% for the week ending September 3, up slightly from 6.66% the prior week, with the 15-year at 6.04%. National averages have been tracking in the same narrow band. Rates matter, but they have been stable enough that the bigger story right now is inventory.
New listings have been climbing since the second week of September as sellers who sat out the summer finally list, and the traditional peak of the fall selling season sits right here: late September into early October. That means the best selection of homes you will see this year is arriving now, while the serious buyer pool is just as deep. For a full county-by-county breakdown of prices and days on market, see my September market update.
Why This Weekend Is the Best Scouting Weekend
I tell every out-of-state client the same thing: do not come for a Tuesday drive-through. Come this weekend. Here is why.
You see towns at their most alive. A festival on the Square shows you what a place is really like: how families spend their Saturdays, what organizers prioritize, and whether friendliness is genuine.
The fall inventory is at its peak right now. This is the two-week window when the year's best selection of well-priced homes is live. Tour this weekend, find the right one, and you can still close before Thanksgiving.
The weather makes the case on its own. Golden light, crisp air, early color in the trees, the smell of apple cider. The landscape itself will sell the region.
My Advice If You Are Ready to Move
For buyers: get pre-approved before the weekend, not after. The best homes in this window receive immediate activity, and buyers who arrive with a pre-approval can act first. Tour with intention, and when you find the right house, lead with a clean, realistic offer. Ready buyers, not panicked ones, win this market.
For sellers: your strongest stretch of the year is happening right now. Buyers who have waited all year are on the market this month, and the families who lose one home are ready to win the next. Price honestly, present well, and market with intent. The fall buyer pool is one of the most serious of the year.
For relocating families: this is the perfect weekend to combine a festival day with a focused tour of two or three communities. You will likely see seven or eight homes in a weekend, and the towns themselves will tell you more than any floor plan. I have watched it happen for 14 years: the community that matches your family's energy is the community that works.
Enjoy the Weekend. Then Let's Find the Right Home.
